Buying a Home With a Septic Tank in Berkeley County: A Checklist

Why Septic Deserves Its Own Inspection

A general home inspection barely looks at the septic system — yet replacing one costs $8,000–$25,000. In Berkeley County’s older and rural areas, much of the housing stock is on septic. A dedicated septic inspection before closing is cheap insurance on a five-figure system.

Your Checklist

1) Ask the seller for records: system age, tank size, last pump date, any repairs or SCDES permits. 2) Confirm the system is permitted and where the tank and field actually are. 3) Get a professional inspection: tank opened and pumped, baffles and filter checked, field evaluated for saturation and failure signs. 4) Run the water — the inspector will load-test the field. 5) Get the written report before your due-diligence deadline, and negotiate repairs or credits with real numbers in hand.

Red Flags in a Showing

Lush green strips over the field, sewage smell in the yard, slow drains in the lowest bathroom, or a seller who ‘doesn’t know anything’ about a system that’s clearly decades old.
